Home Maintenance Checklist

  • Check roof and chimney for leaks around flashing, skylights or damaged shingles. (Spring & Fall)
  • Check vents, louvers and chimneys for nest and insects. (Spring & Fall)
  • Check gutters and downspouts for leaks and debris. (Spring & Fall)
  • Check for cracks or deterioration in driveways, patios, walkways and foundation. (Spring & Fall)
  • Check siding for damage, warping or rot.(Quarterly)
  • Trim shrubbery around walls. (Quarterly)
  • Check caulking and weather stripping around doors and windows.(Fall)
  • Check window and door screens. Patch or replace as needed. (Quarterly)
  • Remove debris from around heating/cooling units and base or house. (Spring & Fall)
  • Maintain grading slope away from foundation walls. (Annually)
  • Check smoke detector/carbon monoxide detector. (Spring & Fall)
  • Remove window air conditioner or protect with weatherproof cover. (Fall)
  • Replace or clean air conditioner and furnace filters. (Quarterly)
  • Service heating system and heat pump. (Annually)
  • Check water heater for leaks. Drain to remove sediment. (Annually)
  • Check interior and exterior faucets for leaks. Replace or add insulation as necessary. (Quarterly)
  • Check attic for leaks, signs of birds, squirrels, raccoons, etc. (Quarterly)
  • Check insulation and proper ventilation. Replace or add insulation as necessary. (Fall)
  • Check basement for dampness and leakage after wet weather. (Quarterly)
  • Check for leaks around toilets, sinks, dishwasher, and refrigerator. (Quarterly)
  • Clean refrigerator coils at the rear of the unit. (Spring & Fall)
  • Check all wiring and plugs for wear or damage. Replace as necessary. (Quarterly)
