Q & A for Leasing with Choice Realty & Management

Q: Is there an application fee?
A: Yes, it is $40.00 per applicant and due when submitting the application. You can apply at the website address above.
Q: Can I send my application electronically?
A: Yes, we prefer online applications through our rental website. The application fee must be paid before the application will be processed.
Q: What if I need a guarantor/co-signer?
A: They will need to apply separately using the same application process and pay a separate $40 application fee.
Q: How long does it take to process the application?
A: You can expect an approval (or denial) within 24-48 hours of the receipt of application fee payment.
Q: Is there a security deposit on the rental?
A: Yes, it is equal to one month’s rent and due at lease signing.
Q: Is there a pet fee?
A: Yes, it is a one-time non-refundable fee of $250.00 per pet and is due at lease signing.
Q: Is there a pet deposit?
A: Yes, it is $300 and is refundable (if there is no pet damage), and due at lease signing.
Q: Is there a monthly pet rental fee?
A: No.
Q: Do you accept any kind of dog?
A: No. Pets and size limits are approved individually depending on the rental. Aggressive behavior in any pet is not acceptable and could be asked to be removed from the property at any time.
Q: When can I sign a lease?
A: Once notified of application approval, lease must be signed within 5 days.
Q: If I sign a lease and then change my mind, can I get out of the lease?
A: No. It is a legally binding contract and you will be responsible for full payment.
